Everything You Need to Know Before You Book
Is it actually cheaper to book direct? Yes. Our direct nightly rate is set below the platform rate because we're not paying platform commission, and our cleaning fee is lower too — $80 direct against $90 on Airbnb. On a sample three-night October stay that's $807 direct against $997 on Airbnb before either side adds fees. Expect to save 20–25% all-in.
How do I pay, and when am I charged? You pay securely by card through our booking system, powered by Hospitable. You're not charged when you submit the booking. We also offer a part-now, part-later option, so you can pay a portion at booking and the balance closer to your stay.

Do you offer travel insurance? Yes. Once you've booked, you get access to your guest portal, where you can add optional trip insurance covering cancellation, interruption and travel delay. Unlike the booking platforms — which only let you buy cover at the moment you book — you can add it any time before your stay, so you don't have to decide on the spot.
What fees will I pay? A one-time $80 cleaning fee, a 4% booking service fee, and Denver lodging tax of 14.75% on the room rate. Bringing a dog adds $105 per pet, per stay. No resort fee, no hidden extras — the calendar above shows everything before you commit.
Is my booking confirmed straight away? Most bookings are confirmed instantly. Anything booked at least two days ahead is automatically accepted once our standard guest verification passes. If something needs a manual look, Richard responds to 100% of inquiries, usually within the hour.
Are pets allowed? Yes — dogs are welcome (and other pets with approval), $105 per pet per stay when you book direct. A lot of our guests travel with dogs, and Rocky Mountain Lake Park is a five-minute walk away.
How many people does it sleep? We allow up to five adults. Two bedrooms with a queen bed each, plus a blow-up queen mattress in the open-plan living area. Blow-up queen mattress and baby gear available in the unit.
What time is check-in? Check-in from 4:00 PM, check-out by 11:00 AM. Self check-in via smart lock, so arrive whenever suits you. Early check-in and late check-out can often be arranged.
Is there parking? Yes — pull into the alley for unloading, plus free street parking on our quiet residential block. No permit needed. We are the second house in from the street, so it's super easy.
Is there a minimum stay? Two nights standard. We discount stays of a week or more, and discount further at 28 nights or more — which suits remote workers and anyone in Denver on a longer assignment.
Where exactly are you? Denver's Sunnyside neighborhood, 80211, about a five-minute walk from Rocky Mountain Lake Park. Roughly 2 miles to Empower Field, 2.5 miles to Ball Arena and the National Western Complex, 3 miles to Coors Field and downtown, about 35 minutes to DIA.
